Which Gilbert Neighborhood Fits Your Lifestyle? (Part 2)

Welcome back to Part 2 of our Gilbert neighborhood guide. Last week we covered Agritopia, Power Ranch, and Morrison Ranch. This week we are wrapping up the series with three more outstanding communities, each offering a completely different lifestyle from the others.
Whether you are drawn to waterfront living, private golf and country club culture, or an outdoors first community with direct trail access, one of these three neighborhoods is likely calling your name.
Val Vista Lakes: Best for Waterfront Living
Location: North Gilbert, near Val Vista Drive and Baseline Road
Home prices: From the upper $400Ks to $3M+
HOA: Approximately $87 to $120 per month (varies by subdivision)
Val Vista Lakes is Gilbert's original master planned community, established in 1985, and it remains the only place in Gilbert where you can own a home on the water with a private dock. Built around four man made lakes and spanning 24 distinct subdivisions, it offers something genuinely rare in the Arizona desert: a waterfront lifestyle with the amenities of a resort.
What you get:
- Four man made lakes with waterfront homes and private boat and dock access
- A resort style clubhouse valued between $6 and $10 million, featuring a junior Olympic pool, a tropical lagoon with sandy beach and waterfalls, eight court championship tennis complex, pickleball courts, three indoor racquetball courts, and a full fitness center
- Mature landscaping and established trees that newer communities simply cannot replicate
- Three active social clubs with a full year round events calendar
- Val Vista Lakes Elementary School located within the community itself
- Scenic bike paths, walking trails, and multiple sports parks throughout
The price range here is one of the widest in Gilbert. Entry level condos and townhomes at Beach Club Village and Breckenridge Bay start in the upper $400Ks, standard single family homes range from $575,000 to $900,000, and custom waterfront estates push well past $1 million, with some of the most exceptional lakefront properties listed above $3 million.
One thing to know: Many homes in Val Vista Lakes were built in the late 1980s and 1990s. Buyers should budget for potential updates and inspect carefully for aging systems, roofs, and windows before closing.
Val Vista Lakes is best for: Buyers who want waterfront access, a resort lifestyle, and the established character that only comes from decades of thoughtful community development. Also a strong entry point for buyers who want to join a prestigious Gilbert community through a condo or townhome.
Seville Golf and Country Club: Best for Golf and Private Club Living
Location: South Gilbert, near Greenfield Road and Queen Creek Road
Home prices: $450,000 to $3M+
HOA: Approximately $80 per month base, plus separate club membership
Seville is the only private golf and country club community in Gilbert, and it attracts a very specific kind of buyer: one who wants a championship golf course outside their window, mountain views, Mediterranean architecture, and access to a full resort lifestyle anchored by a world class private club.
Developed between 1997 and 2019 across more than 3,500 homes, Seville is one of the larger master planned communities in south Gilbert. The homes range from 1,215 to over 11,000 square feet, spanning entry level single story homes to grand custom estates.
What you get:
- An 18 hole championship golf course designed by award winning architect Gary Panks, ASGCA
- A 30,000 square foot clubhouse featuring travertine tile, a 50 foot bell tower, expansive terraces, and a full service restaurant with golf course and San Tan Mountain views
- A resort style waterpark with over 250,000 gallons of water, multiple pools, and water slides
- A full fitness center, spa, salon, tennis courts, pickleball courts, and childcare facilities
- Seven beautifully designed community parks with volleyball courts, basketball courts, picnic ramadas, and open green space
- A fully gated setting with 24 hour security
The important nuance: Seville operates on a two tier system. The base HOA fee covers neighborhood upkeep, common areas, and the seven community parks. The golf course, waterpark, pools, fitness center, restaurant, and all country club amenities require a separate club membership purchased through ClubCorp. Budget for both before comparing monthly costs to other communities.
One thing to know: Seville sits farther from Gilbert's Heritage District and walkable areas than most other communities on this list. If proximity to downtown Gilbert dining and retail is a priority, that is worth factoring into your decision.
Seville is best for: Golf enthusiasts, luxury buyers, empty nesters, and buyers who want a fully private club lifestyle with resort amenities built around a championship course.
Adora Trails: Best for Outdoor Enthusiasts
Location: Southeast Gilbert, near Val Vista Drive and Queen Creek Road
Home prices: $500,000 to $800,000+
HOA: Approximately $99 per month
Adora Trails is the Gilbert neighborhood built for people who genuinely cannot stop being outside. Positioned adjacent to the San Tan Mountain Regional Park, it offers something no other community in Gilbert can claim: immediate trail access into 10,000 acres of protected Sonoran Desert wilderness, right from your neighborhood's doorstep.
It is one of the newer master planned communities in Gilbert, which means modern home designs, energy efficient construction, and a fresh, clean neighborhood feel throughout.
What you get:
- Direct access to San Tan Mountain Regional Park's hiking and biking trails
- 12 miles of community walking and biking trails winding through the neighborhood
- A 10 acre neighborhood park with grilling stations, picnic tables, and open green space
- A private clubhouse with a full fitness center, yoga and aerobics studio with live fitness classes, and a heated community pool and children's splash pad
- A catch and release fish lake within the community
- Basketball courts and multiple children's play parks throughout
- Weekly food truck events and a robust community events calendar
- An on-site elementary school within the community (Patterson Elementary, part of the Chandler Unified School District)
- Easy access to Loop 202 and AZ 87
The community tends to attract a specific kind of buyer: one who plans weekends around trail runs, mountain bike rides, and early morning hikes. That shared outdoor identity creates a genuinely strong neighborhood culture and an active, engaged community feel.
One thing to know: Adora Trails sits in the southeastern corner of Gilbert, which means a longer drive to the Heritage District, Downtown Gilbert dining, and some of the Valley's major employment corridors. Commute time is a real consideration before choosing this neighborhood.
Adora Trails is best for: Outdoor enthusiasts, active families, trail runners and mountain bikers, and buyers who prioritize proximity to open desert space over urban convenience.
