Which Gilbert Neighborhood Fits Your Lifestyle? (Part 1)

Gilbert is one of the most livable cities in America, but it is not a one size fits all community. Within its borders you will find a working organic farm surrounded by bungalows, resort style master planned communities, and tree lined streets that feel transplanted from the Midwest.

Every one of these neighborhoods is genuinely excellent. But the right one depends entirely on who you are, how you want to live, and what matters most to you on a daily basis.

This is Part 1 of our two part Gilbert neighborhood guide. This week, we are covering three of the most distinctive and sought after communities in Gilbert: Agritopia, Power Ranch, and Morrison Ranch

Before You Choose: What Matters Most to You?

Before diving into the neighborhoods, it helps to know what you are actually optimizing for. Ask yourself a few honest questions:

  • Do you want to walk to dinner, or do you prefer a quieter, more private setting?
  • Is a resort style amenity package important, or would you rather pay less in HOA fees?
  • Are top rated schools the deciding factor, or are you focused primarily on lifestyle?
  • Are you buying for the long term, or is resale value in five to seven years a priority?

Keep your answers in mind as you read through each neighborhood below.

Agritopia: Best for Walkability and Community Culture

Location: Central Gilbert, off Ray Road and Higley Road
Home prices: $550,000 to $950,000+
HOA: Approximately $150 per month

Agritopia is unlike anything else in the Phoenix Metro. It is a genuine agrihood, a neighborhood built around a working 11 acre USDA certified organic farm. The homes are designed with front porches facing the street, the streets are lined with fruit trees, and residents can pick produce directly from the community farm.

What you get:

  • A working organic farm with community garden access
  • Epicenter at Agritopia, a walkable retail village with restaurants, coffee shops, and boutiques
  • Barnone, an artisan marketplace and creative space
  • Joe's Farm Grill and Joe's Real BBQ steps from your front door
  • Monthly Farm Night markets and a robust community events calendar

Agritopia is for buyers who value walkability, authenticity, and a strong neighborhood identity. It is one of the few places in Gilbert where you genuinely do not need to get in your car to have a full evening out.

One thing to know: Inventory is limited and competition is real. Agritopia homes move quickly, and the price per square foot reflects that demand. Most homes were built in the 2000s, so update budgets may be needed depending on the specific property.

Agritopia is best for: Young professionals, lifestyle buyers, families who value walkability, and buyers relocating from urban environments who want community feel without sacrificing suburbia.

Power Ranch: Best for Families Who Want It All

Location: Southwest Gilbert, near Power Road and Queen Creek Road
Home prices: From the low $400Ks to $600K+
HOA: Approximately $130 per month

Power Ranch is Gilbert's largest and most amenity rich master planned community. With over 7,400 homes spread across nearly 2,100 acres, it has the scale to offer things smaller communities simply cannot.

What you get:

  • 26 miles of walking and biking trails
  • Five pools and two large community clubhouses
  • 25 neighborhood parks and two catch and release fishing lakes
  • Basketball courts, volleyball courts, and splash pads
  • Trilogy at Power Ranch, a 55+ golf community within the broader neighborhood

Power Ranch is an ideal fit for large families, outdoor enthusiasts, and buyers who want a true sense of community with events, clubs, and activities built into the neighborhood itself. School options are strong, with Power Ranch Elementary, Centennial Elementary, Higley High School, and Williams Field High School all serving the community.

One thing to know: Power Ranch is large, and some parts of it feel more suburban and less intimate than smaller communities. If you want a tight knit neighborhood where everyone knows your name, a smaller community might suit you better.

Power Ranch is best for: Active families, first time buyers looking for value, and buyers who want maximum amenities per dollar.

Morrison Ranch: Best for Curb Appeal and Classic Neighborhood Feel

Location: Central Gilbert, near Higley Road and Elliot Road
Home prices: $550,000 to $900,000+
HOA: Approximately $100 per month

If you have ever driven through Morrison Ranch and felt like you had been transported to a charming Midwestern town, that reaction is entirely intentional. The community was designed to look and feel unlike anything else in the desert. White picket fences. Tree lined streets. Meandering greenbelt paths. Fishing ponds. It is the Gilbert postcard.

What you get:

  • Lush tree lined streets, lakes, and greenbelts throughout
  • Fishing ponds and miles of walking paths
  • Dog parks and community parks scattered throughout
  • Strict architectural guidelines that keep the neighborhood consistently beautiful
  • Quick access to SanTan Village, Agritopia, and Downtown Gilbert

Morrison Ranch is the community that tends to make buyers emotional. It simply photographs well, feels well, and lives well. School options are excellent, and the community has one of the strongest resale track records in all of Gilbert.

One thing to know: The HOA's architectural guidelines are strict. If you want to make exterior changes or customize your landscaping freely, you will need to navigate the approval process, which some owners find limiting.

Morrison Ranch is best for: Families who prioritize curb appeal and neighborhood aesthetics, buyers who value resale stability, and anyone relocating from the Midwest or Northeast who wants their new neighborhood to feel familiar and welcoming.
